The GEODIS Office and Warehouse development was a $4.4m Design and Construction (D&C) project, located in the Perth International Airport precinct.
EMCO Building’s scope of works began in February 2019 commencing with the design and documentation of a 5,500m2 facility, including a warehouse (approx. 2,500m2) and an adjoining single storey office space (approx. 350m2). Construction of the project subsequently began in June 2019 and was completed in December 2019. In addition to the main warehouse and office facilities, EMCO Building’s contract also included ancillary covered areas, landscaping, and parking facilities.
D&C services included:-
Design and construction of the Main warehouse and office facility including a fibre reinforced ground slab to enable the installation of racking.
Complex stormwater drainage, power, sewer headworks, and street lighting relocation with all new pipework and services connected into existing networks.
Office fit-out with glazed partition offices and meeting rooms.
Major earthworks and ground preparation of the site.
Supply and install an electrical substation, switchboard, power meter, provisions for 3-phase GPO pillars, fire sprinkler tanks, and pump housing facilities with connection to all services.
Aprons, pavements, parking, landscape, and site boundary requirements.
Environmentally Sustainable Design Considerations (ESD) included:-
- Civil drainage designed above the water table as a treatment-based system to relocate stormwater runoff and mitigate all site pollutants.
Situated on existing wetlands, the proximity of the water table on site (within 1m of the existing surface) was identified early during the design phase. Strategies such as the redesign of structural footings (reduction in depth and increase in width) removed the need for screw piles and mitigated any dewatering or compaction concerns.
A limited timeline restricted the construction period to just 26 weeks. Despite this challenge, Early Contractor Involvement (ECI) in conjunction with EMCO Building’s planning and construction efficiencies, ensured the project was delivered on time.
The redesign of the warehouse facility saw the reduction in the number of spine columns utilised. Having only two (2) columns internally, delivered a larger open space area, giving the client greater flexibility and better utilisation of the existing floor space.
